Roofline: Fascias, Soffits and Guttering: cost, savings and EPC impact

Roofline work protects the edge of the roof and keeps rain out of the walls and roof timbers. It is a maintenance upgrade, not an energy upgrade, and we say so plainly.

IndicativeFigures on this page are indicative ranges for a typical UK home. They are not a quote, a survey or an EPC. Your home will differ.

What it is

Worn fascias, soffits and gutters are replaced, commonly with uPVC, and the eaves are left ventilated so the roof can breathe.

It is often done with scaffolding in place for other work, such as new windows or roof repairs, which can save on access costs.

Indicative cost, savings and EPC effect

Typical cost£2,000 to £5,000
EPC points (SAP)none on its own
Bill savingnone expected on its own

Protects the building. It does not change your EPC on its own.

Prices vary a lot by home. See the Energy Saving Trust’s retrofit guide for general background.

Roofline work does not change an EPC. We include it because many homeowners combine it with other external work. See how EPC ratings work. Savings from several upgrades do not simply add up.
